Selling
Once you retain our services, we will obtain all relevant information from you,
including details of any mortgages or other charges to be discharged from the title
of your property and we will review the Contract of Purchase and Sale for any
potential legal problems. We will report our findings to you and obtain your
instructions.
We will obtain and review documents from the buyer’s lawyer or notary and
prepare the Order to Pay which provides for the disbursement of the net sales
proceeds after the payout of any mortgages and other charges. We will meet with
you before the closing date at which time you will sign all the documents and
deliver the balance of equity if necessary. We will obtain funds from the buyer’s
lawyer or notary on closing and courier them to you either on the closing date or
the day after the closing date or arrange for pick-up. We will discharge any
mortgages or other charges in accordance with the Order to Pay. We will provide
you with a final report.
Throughout this process, we will be looking out for your best interest and will
inform you, advise you and obtain your instructions should any legal issues arise.
